Summit was introduced to the Mater Academy project by a local developer planning to build a spec building suitable for use as a School. Once engaged, the project began growing due to several Charter School operators interested in leasing the building for upcoming new Charters. Although the building size increased 70% from the original design, the parcel remained the same causing the site plan to shift continuously until a final building designed could be achieved. Upon final design acceptance by both the developer and the lessee, drawings commenced parallel to zoning approvals and School Board acceptance of the location. A secondary road was required for entry/ exit to the school property, mitigation of wetlands originally not to be disturbed due to the small concept design, demolition of a former residential structure, and relocation of a pond were all required before actual construction of the building could commence. Permitting the total project in phases proved Summit with separate approvals for demolition, underground, site work, and building construction, the overall project was successfully managed meeting the time constraints for opening on the first day of school. This project included high-gloss polishing of all interior concrete floors, eliminating VCT flooring and their required maintenance from the overall scope.
