Summit Construction was selected to provide turn-key services for this 74,490 SF project in Orlando, FL. While searching for adequate parcels for a new Charter School in east Orange County, Summit was presented with a retail shopping mall with a closed grocery store in the center. Although placing a school in the middle of an existing retail center does not provide adequate stacking options for pick-up and drop-off, it was determined the purchase of the entire shopping center could provide adequate space for the approved school in addition to terminating the stacking lanes with a covered drive- through in the two outermost retail units. Although demolition and construction of the grocery area could commence as soon as approvals were received, the ten retail units surrounding the dark grocery store were still in active leases and remained open for business. Most of the leases were negotiated for early dismissal with a few remaining open until the last possible week. Construction services were contained to the middle of the front parking lot with limited impact on the retail traffic. As each retail unit was vacated, a pre- approved plan was enacted on demolition and conversion as required for a complete turn-key project.
